Process of Home Inspection
What to Expect
BOOK INSPECTION: Call or email to receive quote based on square-footage and location of prospective property. It is helpful to have the property address, name of real estate agent, and date of inspection deadline on hand.
CONFIRMATION: After booking, your inspector will arrange the inspection appointment with all parties involved. Email confirmation will be sent out to confirm details of your inspection.
INSPECTION DAY: Highly detailed comprehensive inspection is preformed- usually takes about 4 hours to complete. Client is offered a Walk Through Review at end of appointment to explain notable findings of inspection in-person. If you are unable to make it to the inspection, feel free to call with any questions after you review your digital report. Consent Form and Payment expected at time of service. We offer digital consent and payment options if you are not attending inspection.
INSPECTION REPORT: Digital report using the latest home inspection software available will be delivered as soon as possible, and in most cases within 24 hours of inspection. Reports are generally 75+ pages and include many photos to help explain findings. The report will include a summary and the full detailed report. Please remember that all homes have notable items, and this report is meant to document the current condition of the home. Superficial items or things that are easily fixed still have to be documented but do not let these items get you overwhelmed. Ultimately, it is up to you and your agent to decide what things needs to be addressed or negotiated before purchase.
About Radon Testing
We offer state of the art Radon Testing with a continuous radon monitor that reads air quality over a 48 hour period and produces a digital report reviewing test results. Colorado is a Zone 1, high risk for radon gas which research has found is the second leading cause of Lung Cancer in the United States. Radon Testing on the Western Slope is always recommended but is not required.
